With details finalized and the paperwork signed, we will initiate your project by getting your pool ordered. Upon pool order, we will apply for county permits and give you the information needed to apply for HOA approval (if applicable).
Create your Custom Pool Design
You will work closely with our design team to create a 3-D drawing of your pool project right in your backyard! For premium pool builds, we will schedule a design meeting to choose materials at our local design center.
Behind the Scenes
After we have your design finalized, just a few more things are needed before we start. Our team will be orchestrating numerous pieces that must fit together in order to start the project.
Meet your Project Manager and Communications Team
With moving parts all lined up, we will have a projected start date. Prior to this day, we will schedule a pre-construction walkthrough to get you familiar with your Project Manager and the processes to expect throughout the project. 811 will be called to located utilities to ensure they are marked.

Stage 1 Contract signed, permit worksheet completed, site survey collected, pool ordered and 10% deposit collected.
Stage 2 Design consultation – material selection, 30% payment collected. HOA information collected, if applicable.
Stage 3 Site visit walk thru to map out construction flow, verify pool placement, and check electrical requirements.
Stage 4 Dig, pool set, plumbing, equipment set, electrical and backfilling. Collect 50% payment in the form of ACH deposit.
Stage 5 Bonding inspection, cover ditches, and prep for decking.
Stage 6 Deck completion, return yard to final grade, site clean-up and start the process of changing the water from construction water to pool water. Collection of 7% payment for decking.
Stage 7 Pool School, final punch list, and collection of final 3% payment.
What's Left?
With substantial construction coming to a close, our team will meet for a final walkthrough to make sure any remaining items are accounted for and addressed. We will also schedule “Pool School” to have our Service Team walk you through the functions of your equipment and maintenance of the pool. PoolDrs wants to make sure you are comfortable with your pool system before passing the torch off to you for basic pool upkeep.
Your Homework (what's needed for final inspection)
Now that the pool is complete, there are a few requirements needed for the closing of the county permit. Final inspection requires certain fencing, door chimes, and a self latching gate that swings away from the pool area
1. This project WILL BE MESSY. A lot of materials will be moved in and out of the work area. You’ll see ruts, mud, slurry, dust, and more. But trust us, it will be so worth it!
2. Access. We need to move not only a lot of material, but a lot of big items, too. We will likely need to remove fence panels, trees, and landscaping. PoolDrs does not replace or repair these items. Sometimes we may also need to encroach into neighboring properties. We will let you know which one(s) so you can give them a heads up before we arrive. Please keep the “construction lane” clear. This is where we access the worksite from the road.
3. Marked utilities are our responsibility. These are the services that run from the utility company to your home, such as gas, water, sewer, electric, and communications lines. When these lines are properly marked, it is our responsibility to avoid them. All other lines are the homeowner’s responsibility to mark or move. Please make us aware of any underground items. PoolDrs is not responsible for damage to unmarked private and/or public lines; including power, gas, water, sewer, and communications.
4. If a utility service needs to be moved for us to install the pool, this will be done by the providing utility and is at an additional cost paid by the homeowner to that utility. Again, these should be marked. If utility lines are marked in the construction area, we will pause the project and discuss next steps with you.
5. Private Septic Systems. The Health Department should have a plat of where your system is located. When obtaining your permit, we will confirm its location with both you and the representing Health Department. Keep in mind that these plats are not always accurate. If damage occurs and the system is NOT in the described location, this will need to be repaired at an additional cost by the property owner. This is a very rare occurrence. However, since it has happened in the past, we wanted to give you a heads up.
6. Dog Fence and Irrigation. If you have a dog fence or irrigation system, please make sure the servicing/installation companies are aware that you are installing a pool. We can work with them to limit the amount of damage to these systems. Any necessary repairs to these systems are at an additional cost paid to that company at the homeowner’s expense. PoolDrs is not responsible for replacing dog fences or irrigation systems.
7. Materials and logistics. We will keep you informed to the best of our ability at the start of each phase of your project. This includes when your pool shell will be delivered. Please make us aware of any routine traffic in your area, such as school buses, bus stops, trash pickup, etc. Pool shells are very large, and we will be taking up the road for a short time while unloading. Raw materials like stone and soil will be stored in various locations according to our site management plan. These areas sometimes include driveways, parking pads, the front yard, and in the street. We will discuss which areas may be used during our pre-construction walkthrough. Boxed, palleted, and loose building material will also be arriving. We try to keep these out of the way and out of sight. We have not had any issues in the past with theft since these are large items. Please help us keep an eye out for sticky fingers and make us aware of any past issues.
8. Damage to driveway, parking pad, and sidewalks. We do our best to not crack or damage the surfaces we need to cross with heavy equipment, but it has been known to happen. We will do our best to avoid crossing sidewalks and using driveway surfaces for the main access traffic, but there may be no other options at your location. PoolDrs is not responsible for structural damage to hard surfaces such as driveways, parking pads, and sidewalks, and any repairs are at the homeowner’s expense. If you plan on installing a new driveway surface or drive, please wait until after construction.
9. Inspections. All counties are different in how many inspections are needed for your pool. Inspections will occur both during and after construction. In order to complete your final building inspection, door alarms and fences must be installed. If you have questions regarding what's required by your specific local municipality, please contact them directly. All portions of the final building inspection are the responsibility of the homeowner.
10. Subcontractors. Our subcontractors are all licensed and insured. We use electrical, gas, plumbing, hardscapes/masonry, and concrete contractors to complete your build. Our gas and electrical teams will need access into your home. We will do our best to schedule these times with you. They will have your contact information to arrange these instances at the homeowner’s convenience. Construction times are typically Monday through Friday from 8:00am to 4:30pm.
11. A lot of detail goes into planning a pool. Ideas, wants, and needs will come and go throughout the process. Keep in mind that items casually discussed but not expressly written in the initial agreement (or any future change orders) will not be included in your project. Anything you’d like to have must be in writing and signed by all parties. Signed contracts and signed change orders supersede conceptual drawings.
12. We will grade all work areas to remove ruts and promote proper drainage. This is not grass seed-ready. Finished landscaping can be included for an additional cost. Settling from pipe trenches may occasionally occur. Water management issues including downspout locations will be discussed during our pre-construction walkthrough. We do our best to identify possible future water management issues. Any specific requests should be made in writing and costs will be determined before work is performed.
